Why Schedule Roof Maintenance?
The questions always come up… “Why should I spend money on something that isn’t leaking?” or “Why do I need maintenance if I have a warranty?” The life of your roof is directly related to how often it is inspected and how quickly small problems are identified and repaired. The federal government, which is the largest building owner in the United States, found that their average roof lasted LESS than five years before leakage occurred and less than eight years before replacement was necessary. A national roofing association has shown that almost 35% of all roofs do not reach their life expectancy.
The following are causes identified with premature flat roof failure:
- 47% is due to poor workmanship
- 16% is due to poor design
- 9% is due to faulty materials and weathering
- 8% is due to trapped moisture or mechanical damage
- 3% is due to roof traffic
Roof Maintenance Education
Our goal at WPS Commercial is to educate as many owners and building managers as possible to the fact that roof maintenance makes economic sense. A flat roof inspected semi-annually can last up to 50% longer than one that is visited only when there is a leak. Maintenance with documentation provides you with a written history of repairs, a projected life expectancy, and clear budget numbers for future expenditures. It gives you both knowledge and control, while it protects your asset and increases value to your property.
For nearly 1/3rd of the cost of an expensive roof replacement, waterproof coatings can extend the life of your roof.
Waterproof Coatings work for building owners because they are:
- Cost-effective: 1/3rd the cost of replacement
- Water-tight: A water–repellent coating protects the roof surface
- No Interruption to Ongoing Business: No shutdown time
- Reflective: Keeps inside cooler in the summer
- Energy Efficient: Saves money
- Warrantied System: Guaranteed long term protection
- Immediate Tax Deduction for Roof Restoration: Can write off expense immediately vs. a new flat roof over 37.5 yrs

Fluid-Applied Roof Coatings
We talk a lot about our fluid-applied roof coating systems and how they can save property owners time, money and headaches. However, many people may still not understand how the process works and what the exact benefits of this system are. We want to address the basics of the fluid-applied roof coating system and what it does, how it can help you, and what the benefits are from having one installed.
Before we look at the fluid roof coating process, we want you to understand why we are stand so proudly beside it. There are many different types of roof coatings available today, but the silicone fluid roof coating is widely referred to as the “Cadillac” of them all, and it’s our personal favorite. It is typically the most expensive option when looking at the overall cost, but there is actually a good reason for this increased cost. After years of research and development, silicone has become a strong, UV resistant, moisture curing, non-chalking, environmentally friendly product.
Fluid-Applied Roof Coating Installation
One of the strengths of a fluid roof coating restoration that we often advertise is the ease of installation and how convenient it is to renew your roof with this system. But what does this really mean for you?
If your roof is old, worn out, leaking, losing energy, getting too hot, or failing in any way that is not structural, then restoring it by means of a fluid coating CAN help you. We simply power wash the roof, apply a primer, and then we would apply the fluid coating to the roof surface.
What Does a Fluid-Applied Roof Coating Do?
Once installed, many people don’t know what fluid roof coatings provide and how they can truly benefit your roof. First and foremost, they provide excellent protection from the harsh elements of St. Louis. Fluid roof coatings create a seamless, waterproof, monolithic membrane that stops leaks immediately and can resist any pooling water. Fluid roof coatings are also reflective, which means that they reflect light instead of absorbing it, keeping the surface of the roof cool despite the sun’s scorching rays. This means your building’s roof stays at the proper temperature with no extra cooling costs for the interior. This fluid roof coating system is brush applied or spray-applied in liquid form directly to the roof surface. There are no roof modifications that are required prior to and no major structural changes made afterwards. Simply apply the coating to the existing surface and watch the health of your roof improve significantly.
Fluid-Applied Roof Coating’s Life Expectancy?
Depending on the warranty you are seeking, we can offer 10, 15 or 20 years leak free, after we install a fluid roof coating. At the end of the warranty period, it will be a great time to let WPS do this again at a fraction of the original cost. Do we have to tear off the old roof to remove the old coating? Nope. Do we have to remove the old fluid membrane and re-apply it all over again? Nope. At the end of the coating’s life, we would simply re-apply a new coating onto the roof’s surface directly onto the previous layer of coating. It is as simple as having us come back and do it the same way it was done before. We would power wash the surface again, but no primer will be required the next time. Once the second layer is applied, your roof is under warranty again for 10, 15 or 20 more years depending on the warranty period you are seeking.
So that’s the basic explanation of Fluid Roof Coatings, what makes them so great, how they are installed, what benefits they provide and what we do at the end of its life to renew the system. If you have any more questions regarding fluid roof coatings, please give us a call at 636-600-8734.
